Hey guys, I'm Matt.
2
Welcome to my condo in Toronto.
3
I'm Matt, I'm a builder in Toronto
4
and this tour will give you some insight into how a custom builder approaches designing his own space.
5
So one thing that drew me to this condo is the layout.
6
I really like how there's a proper foyer when you walk in.
7
Here I have a built-in closet for my shoes on one side
8
and then the other side is hanging for coats and jackets.
9
Like I don't have anything in it right now because I rotate fall, winter, spring, summer.
10
So since we're in the summer, I take all my fall and winter clothes out of here.
11
So that's why it's looking a little bleak, but you can't complain about more storage space.
12
Here I have a full length mirror.
13
I like the fact that it's floating and seamless.
14
So on the left, we have my bathroom, but we're gonna touch on that later.
15
On the right is the laundry, but before we get into the laundry,
16
I just wanna showcase this router detail that I put on these doors and I do most of my projects.
17
So it's just a routered but curved design and it kind of breaks up the harshness of all the straight edges everywhere.
18
So it just kind of gives it a nice flow.
19
You'll see that throughout the condo too.
20
There's a nice contrast between straight lines and curves.
21
Inside we have basically just my utility area, washer, dryer.
22
As we leave the foyer area, we have this console table, which actually came with the condo.
23
It's one of the only things I kept, because I love it.
24
It has that curved detail, like I showed you on the doors, and it'll continue throughout the condo.
25
Above the console is this mirror, which I just picked up the other day, so I'm still stoked on it.
26
I came up with a concept and a drawing for this asymmetrical mirror.
27
And I was talking to my glass supplier, and they happen to have blue glass, which is very rare.
28
So I figured having this sort of asymmetrical mirror and blue would be really cool.
29
So we came up with a concept where we sandblasted the edge of this front mirror, and it gives it a different tinge of blue.
30
And then there's a build out, which gives it that floating look.
31
Okay, now we're in the kitchen, which is the heart of the home, and I totally agree.
32
I love to cook, I love entertaining, so this is a very important piece of the house for me.
33
What I did was I changed all the cabinets, the doors to this rift sawn ash,
34
which gives it a very warm, modern look.
35
What I like doing in modern kitchens is removing handles entirely.
36
So here, for example, with the fridge, my team actually cut out the door and put an inset handle, so nothing's sticking out.
37
And same with all the cabinets.
38
They're either this 45 degree pull or they're pushed to open.
39
For countertops, I decided to go natural route.
40
For me, I just love the beauty of marble.
41
This is a Calcutta gold marble, so it's really beautiful.
42
But obviously, it patinas over time and that bugs people, so definitely going porcelain is a good option but for me,
43
I kind of like the patina and the character as it ages and you use it.
44
I kind of find beauty in that.
45
And I think the color scheme just works so well with the cabinets.
46
You have the gold beining and the white sort of base, and I just think it's beautiful.
47
These cabinets are pretty high.
48
Like, I'm not a tall guy, but it's hard to reach to the top.
49
So what I did was I made a custom toe kick,
50
which houses the step, which is very useful just to, not only for that, but for other aspects of the condo.
51
It's just nice to hide it away.
52
One theme you could see is I don't like having a lot of things out.
53
If I can hide stuff as much as possible, that's perfect.
54
That's also why you don't see a lot of beverage related items like a coffee machine, for example, because that's over here.
55
This is my designated beverage station.
56
Like I said, I had all this stuff on my kitchen before, but there was just so much weight and heft that I felt I just needed a designated area for it.
57
So this is it.
58
I love how the door pockets, so it kind of just hides away.
59
And it's on a motion light, so when the door is open, obviously you get the lighting but when it's closed it just turns off.
60
This is probably my favorite part of the whole condo.
61
Without this, I mean I'm not enthusiastic as it is, but I would be even less if you could believe that.
62
So this is my coffee machine, all my coffee stuff, tea, smoothies, wine.
63
Everything to do with beverages is here.
64
One thing I don't have yet, which is actually cool, is I built this little section here for a nine bottle wine fridge,
65
which it's hard to believe that a fridge could fit there but it does.
66
So that's why there's a gap in the cabinetry but everything was done intentionally.
67
So yeah that's the beverage station.
68
And the beauty of it, if you don't want to see this stuff, you just close the door and it's done.
69
We're going to take a quick break from the tour to talk about today's sponsor Monarch.
70
Every month I sit down and do a quick budget check-in.
71
Nothing too intense but just enough to know where things actually stand.
72
And Monarch is what makes doing that super simple.
73
It's private and ad free.
74
So I'm the customer, not the product.
75
And it syncs with over 13,000 banks, cards, and investment accounts.
76
So instead of checking between five different apps just to see where I stand, everything lives right here in one clean dashboard.
77
I can just open it up and I can see all of my finances laid out for me.
78
My spending is split into fixed and flexible expenses automatically.
79
So in seconds I can see what's locked in for the entire month versus what actually has some room to move.
80
And when something looks a little bit off, like for example a bigger charger than usual, the AI Insights explains it to me so I'm not digging through a bunch of transactions just to piece it together myself.
81
If you're ready to get your finances organized, our code ART50 gets you 50% off of your first year.
82
It's on screen along with our link monarch.com slash interiors or you can scan the QR code.
83
A huge thank you to Monarch for sponsoring this segment.
84
Now let's get back to the tour.
85
So now in the dining area.
86
Originally there was a wardrobe that spanned this whole wall
87
and the dining table was this way but pushed more into the room
88
and I felt like it really closed the space like it just felt a lot tighter
89
so I removed the wardrobes entirely put the beverage station doing
90
that I was able to make a proper dining table
91
and dining area
92
which like I said I love to cook I don't entertain as much as I should
93
but I enjoy doing it so having a dining table is very important to me.
94
This was custom made, so another theme with this place and what I do is hand crafting things with my team.
95
I get a design in my head and if I can't find it, then I have to make it.
96
So this was one of those.
97
The top is a natural hard maple and
98
if you go down you can see there's a little taper
99
so it kind of gives some dimension to the table as well as the legs.
100
The legs are the same patinaed brass as the backsplash, but they also have this curved design to it.
101
It just kind of softens the space and gives it a beautiful flow.
102
So onto the light fixture.
103
I saw this light fixture from an Italian designer that I really liked, but it was too large for my space, but I was just obsessed with the design of it.
104
So I took it upon myself to design a smaller version of it.
105
All the components from a lighting standpoint I got from my LED suppliers and then the hardware like the brass,
106
which is the same brass as the table legs and the backsplash, I sourced.
107
And then same with these cables.
108
And then we kind of assembled everything on site.
109
It's not heavy, but it's got some nice detail and I think it's just really elegant.
110
So it took me a lot of time to figure out what to do with the space, because it's kind of like a dead space between the kitchen and the living room the living room.
111
For the longest time I was thinking about putting lounge chairs
112
and side tables but when I came across this piece it just made sense.
113
This is a piece of art from Jonathan Forrest who's a Canadian abstract artist.
114
The size is perfect for the space.
115
It's a loud piece but it doesn't jump out too much.
116
It kind of blends into the space in a weird way.
117
But I just love the different textures on the canvas.
118
So you have the yellow paint
119
but then you have this acrylic three-dimensional sort of vibe
120
and I just think it gives a great pop of color to the space.
121
Next, when I was shopping, I saw this pot that I loved from Berg's Potter.
122
It was in this beautiful emerald green.
123
And I've always had my eyes on this sort of tree.
124
It's not a money tree, but it's similar.
125
So then when I put the two together, it just worked perfectly.
126
And you could see the green from this really ties into the painting, so I think it's just, everything's cohesive.
127
When your friend gives you the opportunity to use his vintage,
128
original, 1972 Mario Bellini Le Bamboli couch,
129
you don't turn that down.
130
This is an original, so it's over 50 years old, and the patina is just insane.
131
Like, it's a super coveted couch.
132
It's surreal that it's even in my space.
133
Can't thank him enough, I just think it's so cool.
134
Obviously with the fact that it's 50 years old, it needs to be reupholstered, which I'm working on, but believe it or not, this thing's like 600 pounds.
135
So just even getting it in here was a challenge.
136
So I have these two asymmetrical steel glass black coffee tables that I think really contrast nicely with the couch.
137
Along with the rug, it's got a nice texture.
138
The other day I had drapes here, but I felt like the drapes were kind of closing the room in, kind of taking away some light.
139
So I took them down.
140
It gets so much brighter and just more airy.
141
I just love the vibe in here now.
142
I still have roller blinds, so I can close them at night.
143
I might add linens.
144
I like the idea of having some sort of drapes, but for now, I'm just going to leave it like this.
145
I don't have any storage here, which a lot of people when they come over are kind of like, what are you doing?
146
I have a floating shelf I'm going to put here eventually.
147
I can kind of put objects.
148
But as far as hiding stuff, I just come here to watch YouTube, The Art of Interiors, and sports.
149
So I'm just here for a mission and I don't need the storage.
150
So now we're on the balcony.
151
It's a covered balcony, which is nice because it's private, cozy.
152
you don't have to worry about the weather.
153
One thing I want to mention is the fact that I'm not staring at anyone here.
154
Like a lot of condos downtown especially you'll just be either looking into someone's unit
155
or there'll be a building right in front of you.
156
So I'm pretty blessed that there's no one in front of me.
157
It's a nice city view but also with the balcony like I said it's covered
158
so you're not like right next to your neighbor.
159
It's kind of just a peaceful quiet place.
160
I had this lounge chair made.
161
I got inspiration from a vintage one that I couldn't find.
162
So again, common theme, decide to just make it.
163
Originally it was intended for the living room, but I felt like it was too clunky and kind of like messed up the sight lines of the space.
164
So I put it out here and it's perfect.
165
Like it's just a nice little lounge area.
166
But when I need to, if I have company over, I can just bring it in and it's very versatile.
167
And then also on the floor, I put Ipe decking.
168
This is Brazilian hardwood, which a lot of people will use on exterior applications.
169
I just think it brings like a really nice warmth to the balcony.
170
So when I bought this condo, the bedroom was open, so there was no dividers here.
171
And I really wanted to create an architectural moment.
172
So I decided to design and fabricate these doors.
173
They all pivot, open.
174
This was like a real labor of love.
175
So the original design inspo was from the Amman Hotel in New York.
176
They have these similar dividers that are on pivots, but there was no blueprint on how to build it.
177
So it took me like months of designing and coordinating with different suppliers and trades.
178
And even for me, a lot of my suppliers were like, oh, this is too crazy, it's too difficult.
179
I don't know if we want to do this.
180
And I said, I don't take no for an answer
181
when it comes to custom designs especially in architecture so I made it happen just to talk through some technical aspects.
182
This is the same material as you'd find on an interior door
183
but it's solid and we rattered out the middle so to do
184
that you actually need a thick door
185
because this is there's not a lot of meat on this anymore
186
so you don't want it to be like wavy or wobbly or like you want everything to be plumb.
187
We reddered that out and then inside is a stainless steel CNC cut panel.
188
We put the material on both sides and in front of
189
that is a plexiglass that's frosted so you can't actually see through the door.
190
One thing that I haven't showed you yet but there's actually lighting inside
191
so we had to run an LED track through the top and the bottom so these things actually illuminate.
192
And then like I said, they're all on pivot hardware so you can open and close all of the doors.
193
It's kind of fun because you can play with the design and how open you want the space.
194
You know, it's like always changing just depending on the mood.
195
One thing I also want to touch on is this was a lot lower before, so we actually opened everything up.
196
Everything's taller.
197
so you could see with the coffee
198
or the beverage station as well since it's such a small space I wanted the height to be accentuated
199
so everything feels bigger I love tall ceilings
200
and tall doors I just think it adds a level of luxury it's a small detail
201
but when you can make things taller it just inherently feels better
202
so that's what I did with these
203
but I didn't want to make them too high I could have put them to the ceiling
204
but then I would have like messed up with the bulkhead so So I matched the height of the bulkhead everywhere.
205
And yeah, I think it turned out really nice.
206
So bouncing off from the doors, I wanted to continue that boutique hotel sort of vibe in the bedroom.
207
It's small, but it's actually a pretty good space.
208
Like I have a queen size bed.
209
The nightstands are really good size.
210
I have these pendant lights.
211
I just think add a nice ambiance as well.
212
A lot of times you'll just have lamps on the side table, but I like it just coming from the ceiling.
213
So the number one thing people ask me when they come over is where do you put your clothes?
214
So I have a built-in wardrobe here.
215
Like I was saying earlier, I rotate between spring, summer, and fall, winter.
216
So my spring, summer stuff's here, but I still can't even fill this side of the wardrobe.
217
So it's perfectly okay for me.
218
Not to mention I have storage under the bed too.
219
And then on this side is my little gaming work nook.
220
So growing up, video games was a huge part of my childhood.
221
Playing with friends and a very competitive person, so it was a good outlet for me.
222
So I made a little gaming nook here.
223
There used to be a closet here before.
224
In the future, you could always put a closet again, but this kind of suits my lifestyle.
225
If I can play for an hour or two here and there, it really helps me de-stress.
226
I just did it in a Riffson white oak, so it kind of just fits that calm theme and some cool mood lighting.
227
I even have this foldable chair that I can just tuck away underneath so you don't see it.
228
Now we're back at the front and we're going to check out the bathroom.
229
So this was the last thing I did in the condo renovation, but if I could do it all over again, this would be the first thing I would do.
230
Just to start with the inspiration, because everything comes from the inspiration.
231
One of my favorite places on earth is Rome, Italy.
232
All the buildings there use travertine, so I've just had this affection for travertine.
233
So I've always wanted to use it, and the bathroom was the perfect place for me.
234
This isn't real travertine, this is porcelain tile.
235
What's cool about this porcelain is it's five feet, so there's actually no grout lines in the middle.
236
So it spans the whole wall and floor, so it's minimal grout lines.
237
So I carried the same countertop from the kitchen here, same Calcutta gold marble.
238
I wanted a thicker profile, so we built it up so it looks like one big solid piece of stone.
239
What we did also was make an integrated sink.
240
All these edges are mitered and the sink is actually built out of stone.
241
So it takes a lot of work to do that, like if the waterproof, the underside and everything, but what you get is a really cool effect with the,
242
you know, the built-in sink.
243
You don't see the drain anywhere.
244
So one of my favorite things in this whole condo is honestly this toilet, which is funny as it sounds.
245
One, I just like the design.
246
It doesn't have a tank on it, but having a built-in bidet is like life-changing.
247
So highly recommend it.
248
What I like to do in all of my custom builds when there's a stand-up shower is make it curbless.
249
In a condo, since the floor is concrete, it's hard and possible actually to drop the shower, which is how you traditionally do a curbless shower.
250
But I work with amazing trades, so my tile guys were able to pull off the curbless shower.
251
There was enough slope to make it all work.
252
The only draw is we had to have a little build up here so it's not 100% flush with the floor.
253
I'm going to put a transition there but you have to make compromises somewhere so I figured that was a better compromise.
254
So here we have a niche which for me in every shower
255
if you're building it new you should put a niche they're just so handy.
256
This one has built in LED lighting that shoots that way just so it gives a nice glow.
257
This light is actually on with the step lights which you noticed
258
and we're going to talk a little bit about the lighting of the bathroom now.
259
So one thing that's very important to me is lighting and I like creating different moods and serving different purposes.
260
So I separated all the lights in the bathroom.
261
First light is the step lights in the niche.
262
So honestly oftentimes I'll just shower like this.
263
It's just super calm and cozy.
264
Everything's on dimmers so you can turn the brightness up or down as you wish.
265
Second light is this mirror light.
266
This actually is very functional like
267
if you're a woman let's say doing makeup the light shines directly at you so that's good forward light.
268
We also did a built-in with the tile in the mirror so again everything's just built in nice and flush.
269
And then last light is the ceiling lights.
270
So we have the pot lights and then we have this LED light box that actually serves as an access panel.
271
Before there just used to be a metal access panel, but I figured I could do something unique and different there.
272
So I made an LED light box that you know we can take up and down, but it serves a cool purpose.
273
You can change the brightnesses.
274
You know, you could tell the difference in the vibe from like this... to this, you know?
275
I've been here for almost two years now.
276
What I like about this area is everything is very walkable.
277
It's right downtown.
278
I just like the energy.
279
I'm more productive and, you know, there's good food, nightlife, friends.
280
Yeah, I really just thrive off the energy of the area.
281
I really like the building.
282
One of my good friends has had a unit here for five years when it was brand new, and I always came here.
283
I didn't necessarily plan on living in this building, but things fell into place, and I'm really happy to be here.
284
So originally, the condo was very gray.
285
Like, the kitchen cabinets were gray.
286
The laminate flooring kind of had a great feel to it.
287
The walls were super crisp white.
288
It just didn't have that overall warmth I wanted.
289
So for me it was really important to make it a space
290
that I wanted to come home to and just feel calm.
291
Along with my Bel Air Build company, I have a secondary company called Small Projects,
292
which is tailored towards small projects do a lot of work in condos just like this
293
and little touch-ups whether it's like bathroom renovations interior renovations
294
that kind of thing the way i look at designing
295
and building is i create the envelope first
296
and then the interior decorating comes second
297
so the way i approach this condo for example is i
298
create the envelope whether it's the walls the baseboards the flooring really Really if you can imagine it, anything that when I move out,
299
the next owner is going to inherit.
300
I spent a lot of time up front thinking about the flooring, what kind of texture I wanted, what kind of color, what size, the walls, what do I want the baseboards to look like,
301
what's the wall paint, kitchen cabinets, what's the finish going to be.
302
I wanted everything to be cohesive and everything kind of plays off each other
303
and I could talk about that in detail too.
304
Yeah, I mean, originally I wanted to start small, so I thought I would just do the floors and then be happy with that, but as I started going,
305
I kind of wanted to change everything.
306
So I would say pretty much everything was major.
307
Not major in the sense of like disaster stuff, but I basically tackled everything that you could in a space.
308
I would say the overall vibe of this home is very calm.
309
As you can see through the tour, there's a lot of neutral earth tones going on.
310
But for me, a big part of that is the textures of everything.
311
So there's lots of natural woods, lots of metal, stone.
312
So all those elements together create a nice refined product.
313
And you can have totally different vibes from project to project just with that same sort of ethos.
314
Different metals, different stones, different woods.
315
But I think all of that just comes together for a complete project.
316
I want to thank you guys for tuning in to this condo tour.
317
I hope it was informative, enjoyable.
318
If you want to keep up to date with what I'm doing, you can follow us at Bel Air Build to see some more cool spaces.
319
Hey guys, welcome back.
320
I want to show you the vibe at night time.
321
This is personally how I like to set my place up.
322
I love the ambient lighting throughout the space.
323
I rarely keep overhead lights on.
324
I have a bunch of LED accents, and one of my favorites are these dividers.
325
So I have everything on dimmers as well, so you can dim the lights as much as you want.
326
I think it's really cool too, because all these doors pivot, and the light still stays on.
327
The way I did it is I put the LEDs at the top and bottom.
328
I thought it would be too much light if I put it down the sides as well, but it gives a really nice glow from the top and bottom and just gives like a really nice ambiance.
