1
This is exactly why you are not getting deals.
2
You are waiting until everything's perfect before you submit an offer.
3
And I'm gonna be honest, I'm making offer after offer after offer after offer.
4
And now that assigns .com is out, AI is doing most of the heavy lifting for me.
5
I'm Olivia Schramer, aka The Wholesale Girl.
6
And today I'm gonna show you the absolute laziest way to make 10 grand this week.
7
We are gonna be targeting one of my absolute favorite niches on market infill lots.
8
And to quickly recap what an infill lot is, There's a house on the left
9
and there's a house on the right typically under half an acre It has utilities street access all the good things.
10
I've made a video on this before so please go watch it
11
But before we jump in I quickly want to talk about why this works
12
so well This is more of a quantity game rather than a quality game Not to say
13
that the leads i'm going after aren't quality, but they're not as exclusive So i'm more focused on volume than I am anything else
14
if i'm sending out 30 40 50 60 offers a day
15
I'm way more likely to get one accepted than I am if i'm constantly calling through a list but Obviously, there's pros and cons to this.
16
There's a realtor involved and again the leads are not as exclusive So with that being said, let's jump in
17
So the first thing we are going to do is we are going to go to zillow
18
and then we are going to pick a good market I love dallas for land.
19
So that's where i'm gonna go and now I need to set my filters.
20
So it's important to set your filters here
21
because I don't like to go after acreage
22
and I don't like to go after anything that is too small or too cheap.
23
A lot of people like to go after these cheap lots and think it's going to work out well.
24
There's no money to be made.
25
There's not enough money on the table.
26
So it's best to avoid those altogether.
27
I don't target lots under 50 grand personally.
28
And I'm kind of starting to get into the luxury side of things, which I will drop a video on later.
29
So for property type, I'm going to select lots and land, get rid of houses, and then i'm going to get rid of all this other
30
so it's just agent listed i don't want coming soon
31
or zillow preview so for lot size i set my minimum to 4 000 square feet personally
32
and then my max half an acre
33
and then days on zillow 24 months ready set go i
34
also set my price range i make it 50 grand minimum now i have 394 results to go through
35
so now i just kind of click around till find something i want
36
so i always look at the lot
37
but most importantly i'm going to look at street view single family residence
38
but city approved for a duplex
39
that is good news i scroll down here i want to go to street view
40
and i'm gonna look around i automatically don't like this i
41
don't know what's on the other side of this this just
42
overall doesn't look like a good area with a lot of demand
43
and we're kind of out in the middle of nowhere over here
44
that automatically eliminates that lot for me the other quick tip
45
that you can do is you can set your filters to
46
new builds you can kind of see high -end areas
47
and where things are being built
48
but i know this area pretty well i like this i've
49
sold a lot in this zip code now the thing is this property is going to be a teardown
50
which is fine it's just a little bit different from an
51
infill lot a 5500 square foot investor special prime east dallas location
52
so i like to read through here and see
53
if there's anything crazy so right here it says full remodel
54
or tear down depending on your vision okay
55
so i'm going to drive street view again i've sold a lot in this zip code before okay
56
so i don't like to be across from a school investors don't like to be across from a school
57
and you're on a major road
58
so i'm not going to say this necessarily eliminates this deal however it does make it less desirable
59
so if you drive around now here's one thing i do like okay this house isn't a new build necessarily
60
but it is remodeled
61
so it could potentially be a deal for somebody it's not
62
a deal for me though this is an absolutely amazing zip
63
code we absolutely love this area 75212 okay this lot is
64
a little bit smaller than i'd like that's that's not a deal breaker utilities available at the street
65
which we like zoning supports a single family perfect i do like to go check the price history
66
so this has been listed since 2025 looks like they've taken it down a couple times
67
so i automatically know that this lot is not worth 129 or 190
68
so now what do i do first of all i'm going
69
to drive street view hey it's a nice symmetrical sized lot
70
it's in a decent area nothing crazy going on now here's
71
the fun part we go down here you have a lot of new build activity.
72
Look at all of this.
73
This whole area here is absolutely amazing.
74
They've put brand new homes here.
75
So that is exactly what I want to see now.
76
So this property has utilities.
77
It has paved road access.
78
It's zoned for a duplex.
79
It's not in a flood zone.
80
It passes my checklist.
81
So now we are going to comp the property and see roughly what I need to be around for an offer.
82
So we're going to copy the address and then we are going to head over to assigns AI underwriting.
83
calculators.
84
I'm going to go to the land calculator.
85
So over here is what I want you to pay attention to where it says method.
86
Rather than looking at new build comps, I want to look at what other lots have sold for.
87
So real quick, I want to talk about why I do as is versus ARB.
88
If I know what other lots are selling for, I know I have to be below that.
89
If other lots are selling around 140, I know I have to be under 140 for the buyer to get a discount,
90
but also that includes my assignment fee paste my address in here gray area i already know
91
that then it automatically auto fills the information find comparables all right
92
so it found this one lot on craft that's a perfect comp
93
that sold for 141 so i'm going to select
94
that find as is value is 141 based on that one comp
95
which we kind of already knew okay scroll down some more now we're going to press next
96
and this is what it tells me to offer
97
if i wanted to make a 20 grand fee of course you can change your assignment fee
98
and you can change all of that stuff
99
so it tells me to offer 107 000 okay i'm not
100
too worried about arb right now i'm going to save this to my crm so now
101
that i know what my offer is i scroll down here i can see the listing agents information
102
and it already has my template filled out
103
so here's what i would do so this is the text message
104
that i would send to the agent but i need the agent's number
105
so i scroll down here i'm going to click on text message
106
and it's very important that you click on real estate agent
107
so it gives you the correct information
108
if you put the seller here it sends a different message
109
so real estate agent says their name ran the numbers now i will change this part right here
110
because i didn't put an arv amount which is fine
111
so i would personally change this to i just ran numbers
112
and considering the building costs holding costs
113
and risk involved i'm at 106 900 cash as is like
114
i said i will take his last name out of there just
115
so it doesn't sound as newbie
116
and as beginner then i would copy all of this
117
and personally i use google voice and
118
so i would go to google voice paste in his phone number
119
and send him a text
120
so to run you through these terms cash as is we
121
pay closing costs no buyer's agent commission needed meaning we're unrepresented
122
so we don't need a realtor we don't want to pay anybody to do something
123
that we can do ourselves emd is one percent of the purchase price
124
which is this then we do a 10 day inspection period
125
so that's honestly all i do and i do it over
126
and over and over again so i literally press a few buttons send an offer
127
and do it all over again people ask me all the time how do i stay consistent
128
and honestly i take out as much thinking as possible i
129
let ai tell me roughly what i need to offer i let ai write the message
130
and i spend my time doing the one thing that actually moves the needle, which is making more offers than everyone else.
131
So the last thing I want to leave you with is
132
don't spend a bunch of time trying to find the perfect deal, the perfect offer.
133
Just send offers, get things under contract, and adjust as you need to.
