1
Many homeowners made a bet on adjustable rate mortgages several years ago, hoping lower rates would save them money.
2
Now, that decision might backfire.
3
When the pandemic started in 2020, mortgage rates plummeted.
4
But many people back in 2020 decided to take a five -year adjustable or seven -year adjustable, and those rates are now beginning to reset.
5
For comparison, the rate on a new 5 -1 adjustable rate mortgage was 2 .9 % in October 2020.
6
Today, the rates are around 6 .5 percent.
7
Experts say the geopolitical uncertainty and renewed concerns about inflation are what's keeping mortgage rates elevated.
8
Mortgage rates are primarily tied to the 10 -year Treasury yield.
9
And the 10 -year Treasury yield is obviously very sensitive to economic data and most sensitive to the rate of inflation.
10
A lot of it does have to do with inflation
11
and specifically that energy portion of inflation we've seen
12
that oil prices have gone over a hundred dollars a barrel a couple of different times over the last six
13
or so months.
14
And then also just broader economic uncertainty.
15
The path forward feels a little bit unclear.
16
It's a little bit unclear what the Fed may do for the rest of the year.
17
And so all those factors are putting upward pressure on mortgage rates.
18
That matters for people with adjustable rate mortgages or arms, because unlike a traditional fixed rate mortgage, the interest rate doesn't stay the same for the entire loan.
19
Many arms still have a 30 -year term, But the interest rate is only fixed for an introductory period, often five, seven or ten years.
20
During that period, people typically get a lower rate than they would with a 30 -year fixed mortgage.
21
When the spread between a fixed rate mortgage and an adjustable rate mortgage is relatively large, it makes sense that more buyers would be drawn to that adjustable rate mortgage when they could be saving $100,
22
$200, $300 a month by locking in an adjustable rate mortgage and enjoying that fixed rate period at a much lower rate.
23
Arms still make up a relatively small share of the mortgage market, but the share of mortgage applications is growing.
24
They accounted for 10 .3 % of mortgage applications at the end of September 2026, up from 5 .9 % in October 2024.
25
The trade -off, however, comes when that introductory period ends.
26
From there, the interest rate begins adjusting based on the benchmark rate and terms of the loan.
27
There is risk associated with adjustable rate mortgages.
28
Of course, in the ideal world, you're able to refinance during that fixed rate period, and you never even have to think about your rate adjusting.
29
But that's the real risk here, is that should you make it to the point where your rate does adjust and your monthly payments go up very significantly, it could be very hard to absorb.
30
About 64 ,000 people with ARN loans are expected to see
31
their first interest rates change for the first time during the remainder of 2026.
32
With another $186 ,000 facing their first adjustment next year, that doesn't mean their rates can rise without limit.
33
ARMS typically have caps that limit how much the rate can increase at one time and over the life of a loan.
34
But for people who originally locked in when rates were much lower, even a limited increase can mean a much higher monthly payment.
35
Some adjustable rate options have caps at the rate at the end of the first adjustment
36
that can be as much as 5 % above the initial rate.
37
So your rate would go from 2 % or 3 % or wherever you locked in up to 7 % or 8%.
38
For people with ARM loans whose rates are about to change, the options may be limited.
39
Refinancing into a fixed -rate mortgage can protect against future increases, but it also means locking in today's higher rates and paying upfront costs.
40
But depending on the caps in terms of the loan, simply staying in the existing ARM can make more sense.
41
As for buyers thinking about an ARM, experts say to look beyond the lower introductory rate.
42
It's important to ask yourself a few questions.
43
How much can I flex my payment?
44
If the worst case were to happen, if my rate were to adjust the maximum amount, would I still be able to afford my monthly payments?
45
And then also, do I plan to stay put for the entire fixed rate period or beyond?
46
Because for some buyers, you know, if you know that you're planning to stay put only for a few years, then you can kind of take advantage of that fixed rate period
47
and then you're planning to sell before you get to the adjustable rate anyway, it can be a good choice
48
if it is a strategic decision instead of this is the only way that I can afford a mortgage, then I would advise to maybe take a step back and take another look at your budget.
49
For some buyers, an arm can make home ownership possible when a fixed rate mortgage feels out of reach.
50
But the trade -off is uncertainty.
51
A lower payment today can come with a higher payment years from now.
52
And in a housing market this expensive, that's a risk that they have to live with.
