You'll hear an introduction on the housing conditions in Chapmanville.

117
First, look at questions 11 to 14.
118
Thank you.
119
11 to 14.
120
Hi, I'm Gavin Murray.
121
I'm the rental manager for the Central Chapmanville Real Estate Agency.
122
I'm a real estate agent, much like any other, in that I help people buy and sell houses,
123
but about half of my time is spent working to assist people in renting houses and flats.
124
I've been in this business for a dozen years now, and I know the city very well,
125
in terms of which areas are the better places to live and how much it costs to rent in these areas.
126
Now, I normally divide Chapmanville into three areas in terms of rental prices.
127
Generally speaking, the area in the northern part of the city is the low end of the spectrum, the cheapest housing, so if you're looking to spend as little as possible on rent,
128
I suggest you look there.
129
The most expensive area would be the eastern part of Chapmanville.
130
Most people think it's the prettiest part of the metropolitan area because of all the hills and parks.
131
As so many people desire to live there, housing prices tend to be quite high.
132
The middle market in terms of price for accommodation is found in the city's western and southern areas.
133
Now, let me give some examples of how much it will cost you to rent in these areas.
134
Let's imagine you're a single person looking for a one-bedroom flat.
135
In eastern Chapmanville, you would be paying no less than $650 a month for such a flat, you won't find anything for less than that.
136
But a lot of people pay as much as $1,100 per month or more.
137
The higher-priced flats are usually the ones in the hills, which run through the east.
138
They've got the best views of the city.
139
A similarly sized flat in the west of the city and the south, too, for that matter, would cost you at most $650.
140
But there are many flats going for less, and if you look around a bit, you can find one for as little as $350.
141
That's quite a reasonable rental price for most people.
142
If you find that too expensive, I suggest you head to Chapmanville's North, where the cheapest flats are to be found.
143
One-bedroom flats there start from about $170 a month and up to about $400.
144
Now, for those of you who want something bigger, you'll have to be prepared to pay about double those prices for a small two or three bedroom house.
145
Before the broadcast continues, look at questions 15 to 20.
146
You will now listen to the second part of the talk.
147
Listen carefully and answer questions 15 to 20.
148
For those of you who want something bigger, you'll have to be prepared to pay about double those prices for a small two or three bedroom house.
149
That goes for any of the areas I mentioned.
150
Okay, so much for prices.
151
What are the advantages and disadvantages of these areas?
152
Well, I told you that the eastern part of Chapmanville is the prettiest.
153
There are lots of parks and lots of trees all around there.
154
Oh, I should mention that the only public transport in the east is the bus.
155
There aren't any trains, so it's not that convenient, as you can imagine, even though it's richer parts of the city.
156
In the south, you've also got the river, but you won't find too many parks there, because of all the factories alongside the river.
157
In fact, there's quite a bit of industry in the South, which makes it a less desirable place to live.
158
Still, the South is convenient because of public transport.
159
The South has very good train services to the city centre, as well as buses, and that's why a lot of people choose to live there.
160
I said earlier that western
161
and southern parts of Chapmanville are about the same in terms of the price you pay for accommodation.
162
They also have the same sort of public transport services, but the two areas are quite different in other ways.
163
The West is next to the Bay, so it's quite attractive in that sense, but there are a couple of problems with the West.
164
One is that the Bay is polluted, so polluted in fact that you wouldn't want to swim there.
165
I used to take my family there about ten years ago, but now I wouldn't go near it.
166
The other disadvantage of the West is that it is where the airport is, the Chapmanville International Airport.
167
The noise can be quite annoying.
168
Lastly, the North.
169
In northern Chapmanville, as I said before, housing is cheap, quite cheap in fact, but you pay in other ways.
170
For example, the area is very low and made up entirely of wetlands.
171
It's beautiful in a way, but it attracts an incredible amount of insects for most of the year.
172
The mosquitoes there are really bad.
173
This makes things quite unpleasant, and so few people have any real wish to live there.
174
But if money's a problem, that's the place to go.
175
Just bring your insect repellent.
176
Let me finish by again welcoming you all to Chapmanville
177
and wishing you good luck in finding accommodation and settling down in whichever part of the city which suits you best.
178
That is the end of part two.
179
You now have half a minute to check your answers.
180
Now turns to part 3.
181
Part 3 You're going to listen to a radio programme about buying a house.
182
First, you have some time to look at questions 21 to 25.
183
Now, listen carefully and answer questions 21 to 25.
184
Good afternoon, listeners.
185
Today, I'd like to welcome Edward Fox, who is going to talk to us today about buying a house.
186
Edward.
187
Thank you, Eunice.
188
For most people, at least, buying a house is a major life event, and probably the single most expensive item you are ever likely to buy.
189
It is also a place that you can make your home.
190
Therefore, thinking carefully before you make a purchase is of the utmost importance.
191
One of the most important things to consider before buying any property is the location, because, remember, it is where you plan to spend a large part of your life,
192
or indeed the rest of your life in some circumstances.
193
Therefore, consider the type of life you enjoy leading.
194
Are you a very sociable person who enjoys nightclubs and discos?
195
If so, then you may wish to consider something close to the city,
196
or indeed in a city where it is convenient for all types of nightlife.
197
On the other hand, if, like me, you prefer a quieter life, then you may want to consider something away from the city.
198
However, do remember that proximity to your place of work is also important.
199
Indeed, we spend most of our life at work, and you don't want to have to spend two or more hours every day travelling to work now, do you?
200
Therefore, transport is the utmost importance.
201
City suburbs, however, are often conveniently located for commuting to work, all for shopping, without being in the heart of a busy city.
202
You may, however, think that a house in the suburbs would be far too expensive.
203
Yet houses located in cities can often exceed the price of suburban houses.
204
So check out the prices.
205
You may be surprised.
206
Family is another important consideration.
207
You may prefer a house that is away from a busy street or main road.
208
And, of course, remember that children have to attend school.
209
Is there a good school in the area?
210
Or would your children have to travel a long distance to get to school?
211
Therefore, if you have children or you plan to have children, location is a very important factor.
212
And, of course, remember that a family influences the size of the property.
213
Before you hear the rest of the talk, you have some time to look at questions 26 to 30.
214
Thank you.
215
26 to 30.
216
And of course, remember that a family influences the size of the property.
217
There are, of course, various types of houses.
218
There are detached houses, which stand alone, and are not joined by to another building.
219
Then there are semi-detached houses, which incidentally are the most common, and for good reason, because they are less expensive than detached houses,
220
this is because they are in fact two houses joined together
221
and therefore take up less space and finally there are townhouses
222
which are many houses joined together to form a long row
223
but don't think that townhouses are less expensive than semi-detached houses they rarely are this is
224
because they are usually built-in cities where the prices of property
225
is very expensive indeed the age of property is another consideration if you're considering buying an old house, beware.
226
You may be faced with expensive repairs and renovation bills, so have the house thoroughly checked by a professional surveyor before you decide to buy.
227
But then again, there are things you can look for yourself.
228
Things such as the condition of the woodwork, especially doors and windows that can be expensive to replace.
229
More importantly, make sure all the fixtures and fittings, things such as cupboards, sinks,
230
taps, bathtubs, are all in good working order because replacing kitchens and bathrooms can be a very costly business.
231
And don't forget the garden.
232
If the property has one, if you enjoy gardening then fine, but if you don't enjoy gardening then you may prefer a small garden as opposed to a big one.
233
But even if you do enjoy gardening it is important to remember that gardens take up a lot of your time.
234
So keeping a garden in good order may be very difficult if you work long hours.
235
One final thing is the general feel of the place.
236
Does it have a good atmosphere?
237
And most importantly of all, would you feel comfortable living there?
238
Thank you, Edward.
239
But I'm afraid that's all we have time for today.
240
But I'll be back next Wednesday when my guest speaker will be talking about buying a computer.
241
So until then, bye for now.
242
That is the end of part three.
243
You now have half a minute to check your answers.
244
Now it
245
turns to parts.
246
Part 4.
247
Part 4.
248
You will hear a lecturer talking about the solar eclipse in history.
249
First, you have some time to look at questions 31 to 36.
250
Now listen carefully and answer questions 31 to 36.
251
Good evening and welcome to this month's Observatory Club lecture.
252
I'm Donald Mackey, and I'm here to talk to you about the solar eclipse in history.
253
A thousand years ago, a total eclipse of the sun was a terrifying religious experience.
254
But these days, an eclipse is more likely to be viewed as a tourist attraction than as a scientific or spiritual event.
255
People will travel literally miles to be in the right place at the right time, to get the best view of their eclipse.
256
Well, what exactly causes a solar eclipse when the world goes dark for a few minutes in the middle of the day.
257
Scientifically speaking, the dark spot itself is easy to explain.
258
It's the shadow of the moon streaking across the earth.
259
This happens every year or two, each time along a different, and to all intents and purposes a seemingly random, piece of the globe.
260
In the past, people often interpreted an eclipse as a danger signal heralding disaster,
261
and And in fact, the Chinese were so disturbed by these events
262
that they included among their gods one whose job it was to prevent eclipses.
263
But whether or not you're superstitious or take a purely scientific view, our earthly eclipses are special in three ways.
264
Firstly, there can be no doubt that they're very beautiful.
265
It's as
266
if a deep blue curtain had fallen over the daytime sky
267
as the sun becomes a black void surrounded by the glow of its outer atmosphere.
268
But beyond this, total eclipses possess a second more compelling beauty in the eyes of us scientists,
269
for they offer a unique opportunity for research.
270
Only during an eclipse can we study the corona and other dim things that are normally lost in the sun's glare.
271
And thirdly, they are rare.
272
Even though an eclipse of the sun occurs somewhere on Earth every year or two, if you sit in your garden and wait,
273
it will take 375 years on average for one to come to you.
274
If the moon were any larger, eclipses would become a monthly bore.
275
If it were smaller, they simply would not be possible.
276
The ancient Babylonian priests, who spent a fair bit of time staring at the sky,
277
had already noted that there was an 18-year pattern in their occurrence, but they didn't have the mathematics to predict an eclipse accurately.
278
In the second part, the speaker talks about a number of scientists.
279
Look at questions 37 to 40.
280
Now listen carefully and answer questions 37 to 40.
281
It was Edmund Halley, the English astronomer, who knew his maths well enough to predict the return of the comet, which, incidentally, bears his name,
282
and in 1715 he became the first person to make an accurate eclipse prediction.
283
This brought eclipses firmly into the scientific domain, and they've since allowed a number of important scientific discoveries to be made.
284
For instance, in the eclipse of 1868, two scientists, Janssen and Lockyer, were observing the sun's atmosphere,
285
and it was these observations that ultimately led to the discovery of a new element.
286
They named the element helium, after the Greek god of the sun.
287
This was a major find, because helium turned out to be the most common element in the universe after hydrogen.
288
Another great triumph involved Mercury.
289
I'll just put that up on the board for you now.
290
See, there's Mercury, the planet closest to the Sun, then Venus, Earth, etc. For centuries,
291
scientists had been unable to understand why Mercury appeared to rotate faster than it should.
292
Some astronomers suggested that there might be an undiscovered planet causing this unusual orbit, and even gave it the name Vulcan.
293
During the eclipse of 1878, an American astronomer, James Watson, thought he'd spotted this so-called lost planet.
294
But, alas for him, he was later obliged to admit that he'd been wrong about Vulcan and withdrew his claim.
295
Then Albert Einstein came on the scene.
296
Einstein suggested that, rather than being wrong about the number of planets, astronomers were actually wrong about gravity.
297
Einstein's theory of relativity, for which he is so famous,
298
disagreed with Newton's law of gravity in just the right way to explain Mercury's odd orbit.
299
He also realised that a definitive test would be possible during the total eclipse of 1919,
300
and this is indeed when his theory was finally proved correct.
301
So there you have several examples of how eclipses have helped to increase our understanding of the universe.
302
And now let's move on to the social aspects.
303
That is the end of part four.
304
You now have half a minute to check your answers.
305
The End
306
I'm going to go to the next one.
307
I love
308
you, I love you
