1
So when you come in for your monthly pump runs, you're going to come in this is a normal situation.
2
The first thing you're going to want to do, call on your security company and put the system in test.
3
If you don't put it in test, you can set fire alarms off and other stuff where you get the fire department here.
4
So first thing you do is put it in test.
5
I don't know if your procedure is to bypass the horn strobes
6
when you do it or however your normal procedure is with that.
7
After the system is in test, the first thing you want to do is come in here and actually do a visual inspection on the system.
8
Make sure everything is in the open position.
9
Just because it's alarmed doesn't mean that something is not right.
10
First thing I always do is you come in, take a look at your main water supply unit of the building.
11
Both valves are open.
12
You can tell this.
13
These are OSM -Y, open stem and yoke.
14
With this stem sticking out means that the valve is in the open position.
15
As we turn this to close it, this stem actually goes inside the valve.
16
So it's ever flush with the valve, it's off.
17
If it's out, it's in the open position.
18
So our main water coming in, both valves are in the open position.
19
We follow this up and through, go through our pump suction valve.
20
Valve is open, open position.
21
We're going to come through, we're going to take a look at both our gauges.
22
Both of those should be reading roughly the same sitting pressure
23
right around 50 to 60 psi is where you guys are at.
24
They're different looking gauges just because of the pressure.
25
One we're going to negative suction if we had to, one of them goes to high pressure.
26
Both of those are looking the same.
27
We come through here.
28
This valve right here which we'll talk about in a couple of minutes.
29
This is a casing relief valve.
30
What this does is actually
31
when the pump is running it's going to discharge water into the drain to keep the pump cool.
32
If it doesn't work, you can boil the water out of the pump
33
and then you overheat the pump and there's issues with that.
34
That's one thing we'll check when the pump is running to make sure it's discharging.
35
When it's not running, we want to make sure it's not discharging.
36
Come through here, test headers, close position, check our pump discharge for the open position.
37
We also check the valves on all our systems
38
that are indicating veins in line when the pipe is open across this shut
39
and make sure those are in the open position.
40
Look up top, make sure our jockey pump piping is leak -tight
41
and make sure that our valves are both in the open position along with our bypass, both are in the open position.
42
Once we have everything ready to go, we're ready to do our pump test.
43
First thing that we're going to want to do is we're going to check the jockey pump.
44
Each one of these have a pressure switch inside of them.
45
We're going to make sure that it comes on and off when it should, when it goes.
46
It came on, shut off.
47
We're up to pressure.
48
That's why it's so quick.
49
If you were down to say 65 PSI right now, that pump would keep running until we got up to 170 PSI.
50
The next one we're going to check is going to be the main fire pump.
51
You don't want to open these really, really fast because it actually drains the system.
52
It drains out fairly fast.
53
So there's a design so we don't have to drain the entire system out to kick it on.
54
We're just draining that sensing line really fast where it kicks on so we don't hammer the system.
55
So now the next one we're going to do is test that one.
56
It's going to be hard to see with this gauge.
57
Pressure in here is going to start to drop.
58
If you do it slow enough, you can see it drop.
59
It does drop fast so once it gets below that 150 your fire pump will kick off.
60
The pump came on, everything was good.
61
The next thing you're going to look at is what the pump starts.
62
You need to lower your feet.
63
See this one's standing at sitting pressure around 55.
64
This one now jumped up to 180.
65
Since we're going through the pump, we're actually pumping the water pressure from this section here up to the system.
66
The other thing we're going to look for, case relief out quite a few pints here.
67
I want to make sure this one has water discharging out of it.
68
That's your case relief.
69
If it doesn't have water coming out of it, it should have popped down.
70
It's small.
71
That means it's not running right.
72
There's something going on in case really.
73
The other valve is going to be our drain line for the actual microphone pair.
74
It's a water pool.
75
It's hard to see inside here.
76
You can actually feel the water.
77
Right here it's actually spraying water out.
78
What it does, that water comes through it.
79
It drains out.
80
Sometimes it springs out like it does.
81
It's normal for this type of pump.
82
Again, if you're out, if you need to keep an eye on those gauges, You can see where you're at,
83
let the system run for 10 minutes.
84
Once you take your 10 minute mark, what you're going to do is you're going to pull over.
85
Hit your stop button.
86
Generally listen to that pump should stop running.
87
Once it's stopped, take a look at your gauge.
88
Make sure you're still above where you need to be.
89
Let it go and you're back to normal.
90
You guys have probably your churn test.
91
Drain test.
92
You only have to do a drain test quarterly if you guys do your quarterly inspections.
93
That's only one drain every quarter because you have a backflow.
94
So what you do on that one with the pump running, you're going to have everything going.
95
You're going to open up a main drain, which is going to dump water outside.
96
You open that all the way, you take your pressure.
97
You have static pressure.
98
That's where the system's at normally without nothing flowing.
99
Residual pressure is going to be what it would be with that main drain wide open.
100
You'll look at our car right here.
101
You see that static and residual.
102
I already did it this morning, and that's what that is.
103
And then you do your alarm tests on the four systems.
104
Is that drain test done while you're doing that turn test?
105
You can.
106
It only needs to be done quarterly.
107
While you're doing that, you can just open that drain up.
108
You can do your 10 minute turn test for your quarterly.
109
When you do your quarterly, you can get it running and make sure everything looks good.
110
You can go and do your water flow alarms, which would be at each inspector's test for the pore systems.
111
You can come back and do your main drain test, which will probably all take you more than 10 minutes.
112
Once that's done, that's part of your 10 minute run rather than sit here for 10 minutes
113
and then go do other stuff.
114
You can do it all at once if you want to do that because each one of those, when you do a quarterly,
115
that counts as your weekly and your monthly test all at once because you're doing more.
116
Just like my annual I'm doing today, we'll basically take care of a weekly, a monthly, and a quarterly all today.
117
So you wouldn't have to do anything for that.
118
It's just more stuff that we have to do.
119
Any other questions on anything at all?
120
Now when you do a drain test, do we do all four of them?
121
You only have to do one a quarter.
122
The only reason why we're doing one a quarter is...
123
So we should pick a different main for each quarter.
124
I do all four of them today on the annual because I have to do that for the annual.
125
When we do these, what we're basically doing is we're flowing enough water through the backflow to clean any kind of deposits
126
or debris that's on the backflow.
127
You just try and get it off the full seat and flush water through it to help clean it.
128
That's the code for the backflow that you have to do.
