1
So we were up in the field and we were picking.
2
It was just kind of bizarre that all of a sudden we just kept hearing a plane and we're like, there's something about that.
3
They're going over the property just way too much.
4
And sure enough, it did happen.
5
They called and they said, we're interested in your property.
6
Nice to meet you.
7
It's nice to meet you.
8
Bobby Thompson and Michelle Kennedy are sisters who live here in Lancaster, Pennsylvania.
9
They say they've had multiple offers to purchase their farm from land prospectors who are looking to capitalize on the AI boom.
10
Lancaster County, Pennsylvania is attracting companies like CoreWeave because of its reliable electrical grid,
11
state-level incentives, and prime mid-Atlantic location that's close to multiple large cities.
12
But the AI build-out is impacting communities across the country
13
and sparking a national confrontation between technology companies and their investors on the one hand and residents on the other.
14
There are over 4,700 data centers in the U.S., and that number is climbing rapidly.
15
It's a similar story in Boise, Idaho, where demand for space has skyrocketed since Micron and Meta announced major new projects there.
16
The growth has been tremendous here.
17
Mike Adler is the founder and CEO of Adler Industrial, the largest industrial property developer in the Boise area.
18
The company controls 1,000 acres and a billion dollars worth of real estate across Idaho.
19
We started in this market with about 1.9 million square feet, and we've grown that to 4.6 million square feet.
20
Amazon, Alphabet, Microsoft, and Meta's combined capital expenditure was over $167 billion in the second quarter of 2026,
21
up 79% year over year as the tech giants poured billions into the AI build-out.
22
Semiconductor manufacturer Micron plans to invest $250 billion in the US through 2035 as the AI boom increases demand for memory.
23
The AI expansion is fueling a new kind of land rush.
24
CNBC traveled to Pennsylvania
25
and Idaho to see why land prospectors are racing in to buy up rural farmland in communities across the nation.
26
That's the original owners, Pap and Emma, of the farm.
27
They were our mother's parents.
28
Michelle Kennedy and Bobby Thompson's family has lived on their farm in Lancaster County, Pennsylvania for decades.
29
But lately they're seeing a lot of change.
30
Explosion, housing, people moving in, warehouses.
31
So the small town Mount Joy isn't what it once was.
32
Corweave is building a data center less than 20 miles from their home.
33
The company is investing $6 billion in the project.
34
As AI infrastructure expands in their region, Kennedy and Thompson have received repeated offers to sell their farm.
35
How many offers would you say you've gotten in the past year?
36
I think within this last year between her and I, we probably had over 50 until we actually had to just tell them to stop.
37
The sisters put an easement on their property to protect it from industrial development, but they can't stop the change that's happening all around them around them.
38
It's designed to lock the land so it can only be used for farming.
39
So it's preserving it.
40
Will that give you peace of mind?
41
For our own property.
42
For our own property.
43
You know, we just can't control what happens around us.
44
Their neighbors have applied to rezone their property and build an industrial park with multiple buildings, internal roadways and facilities to accommodate hundreds of employees.
45
Stella!
46
Can you imagine if you had, you know, a thousand vehicles parked 24-7?
47
They're not going to be comfortable.
48
Cows don't produce milk if they're not in there relaxed and laid down.
49
Let's go, ladies.
50
What do you think this area will look like in five to ten years?
51
My goodness, it's changed so much already in five years.
52
I'm almost frightened to think about it.
53
I mean, it's not going to be Little Mount Joy anymore.
54
I mean, it isn't already.
55
Behind me is one of two massive semiconductor fabrication plants that Micron is building in the Boise area.
56
And about 10 to 15 miles that way, Meta is building an enormous data center.
57
These projects are pumping in tens of billions of dollars into the Boise area economy, and they're pulling in an army of contractors.
58
The projects are drawing in companies needed to power, cool, and construct them, all of whom need their own space.
59
There was a lot of land that, to me, felt like it was in the middle of nowhere and it wasn't really developable.
60
In 2018, Mike Adler acquired an alfalfa farm in the Boise area.
61
Then he got a call from FedEx.
62
They wanted to build on the land.
63
A year and a half later, he got a call from Amazon.
64
And then another call from Tesla.
65
So all of a sudden, our property that I felt like it was in the middle of nowhere, I have three highly credit tenants.
66
Adler is betting that the projects from Micron and Meta will continue to draw in businesses.
67
62% of his company's current projects in the Boise Valley area are being built on spec, meaning that buildings are constructed before the tenant has even been secured.
68
What's it like building on spec?
69
Is that sounds a little risky?
70
Spec is being done when we are out of space to lease to our existing customers, and we believe that there's other businesses in the market that need more space.
71
And that's what you're seeing now?
72
Yes.
73
This is a 26,000 square foot space within an 88,000 square foot building that we just completed in the Boise airport area.
74
We just leased it to a company that does warehousing, fulfillment and distribution for the construction industry.
75
But anticipating demand comes with risks.
76
Memory stocks like Micron historically cycle through boom and bust periods, which pose a risk to investors and businesses betting big on the AI build out.
77
Sometimes supply gets beyond demand and at that point that's when we don't build more.
78
We let those buildings lease up and then once they're leased, then we re-examine the market to determine if it makes sense to build more.
79
This specific filter was made for a hyperscale data center.
80
One of the businesses renting warehouse space from Mike Adler is
81
Air Filter Superstore here in the Boise area led by Phil Dugan, who has seen demand for his products increase as the AI boom in the area has continued.
82
Pre-2020, when COVID became a thing, we were under $10 million in revenue a year.
83
Now that we have grown with the AI boom and all the other infrastructure and all our other sectors growing, we have more than tripled that.
84
Just over the past couple of years, he's gone from renting 7,000 square feet of warehouse space to more than 30,000 square feet.
85
The company invested about a million dollars in that expansion, and now they're preparing to grow even more.
86
The next three to five years, we definitely foresee us doubling in size, at least.
87
I was born and raised here, and this is something that I never expected to happen.
88
But real estate prices in the area are skyrocketing.
89
It's a lot more difficult to get space in town than it has been.
90
The spaces now that we've been looking at in other locations to expand have definitely substantially almost doubled.
91
seen in most cases over the last three years.
92
I do have some concerns that growth is becoming too fast.
93
To see this scale of development and especially in the time period this has happened, it's a little unprecedented.
94
Harry Sawyer works for a commercial real estate firm in the Boise area.
95
He says he's seen property values reach up to 15 times what they were before COVID.
96
These farms have been in the family for generations.
97
I expect over the next five years, seven years, a lot of this land that we're seeing right here will be developed into industrial.
98
The land Mike Adler is developing is part of a much bigger national land rush.
99
In the first half of 2026, investors spent nearly $6 billion buying land in the U.S that had been earmarked for future data centers.
100
That's up 79% from a year earlier.
101
Data center land deals made up roughly 27% of all spending on development sites in that period.
102
demand is for the land that you could actually build on.
103
For data center developers, the most valuable property is land with access to huge amounts of electricity.
104
So-called powered land is being sold at a premium.
105
In Northern Virginia and the Northeast, data center sites have exceeded $8 million an acre.
106
An estimated 40,000 acres of powered land is needed worldwide to accommodate anticipated data center growth through 2030.
107
But it's not stopping anyone with land thinking that they have found their new gold rush.
108
Speculators are sometimes buying up land without knowing
109
if they can get the permits and power access to actually build a data center there.
110
The supply that's out there is land that first has to be entitled, infrastructure built, and bringing power,
111
water, internet kind of to it.
112
These utilities, electricity, natural gas,
113
there is a huge backlog just in the practice of finding out if this particular site can serve what the client wants.
114
if they can't receive the zoning and if they can't receive the infrastructure, they're going to have an illiquid asset for a while.
115
In Pennsylvania, Governor Josh Shapiro has said that of the more than 100 data center proposals in the state, only five have the permits to actually begin operating.
116
We have seen an unacceptable number of speculative proposals for data center development that is swamping our Commonwealth,
117
many of them led by developers who have no regard for local communities.
118
In August, Shapiro signed an executive order designed to prevent data centers' electric costs from being passed down onto residents, to limit water use and increase transparency with local communities.
119
In Texas, Governor Greg Abbott has directed state regulators to require data centers to fully fund their electric infrastructure needs
120
and stop passing those costs along to residents.
121
U.S electricity consumption is projected to rise by nearly 2% a year through 2030, more than twice the rate of the past decade as the data center buildout continues.
122
A shortage of available near-term power is limiting how quickly some land can be developed.
123
It could take a year to really figure out how electricity is going to be distributed onto this site.
124
The cost of new infrastructure isn't the millions and ultimately billions because you're affecting the grids.
125
are at least subsidizing or sharing in the cost of the upgrades of infrastructure.
126
So this is real.
127
I think there will continue to be pushback.
128
As state and federal officials debate over AI regulations, land investors and owners are grappling over decisions that will transform their communities.
129
It's a farm, it'll stay a farm.
130
And even if our children don't want it, it'll still be a farm.
