1
All right, so I had a great meeting with my clients last night.
2
They're good with everything.
3
They only have one major concern that I want to talk to you about, and then you could tell me how we want to address that.
4
Is that fair?
5
Yeah, absolutely.
6
All right, so their biggest concern right now is they've heard these nightmare
7
stories of buyers getting these houses under contract just to go and do an inspection and back out for some reason.
8
And as you know, when that happens, the seller's house then becomes stale on the market.
9
So I'm having this conversation with them.
10
But there's two ways in which I think perhaps we could deal with this.
11
One is to keep the house active on the market as you guys are doing your due diligence.
12
That's one way to do it.
13
The other way to do it is to have a portion of the earnest money be non -refundable.
14
And again, if I'm the seller, I get where they're coming from.
15
I want to make sure that when I accept an offer and go under contract with the buyer, that the buyer is actually serious.
16
Now, obviously, we don't know what's going to happen with the inspection.
17
And certainly, if there are major things we can have
18
that discussion but they just want to make sure that the buyer
19
that they're dealing with and it's nothing against you
20
or your buyer they don't know them i don't know them they want to make sure
21
that they're dealing with somebody who's actually serious
22
and has the intention to actually close on the property and

Who Will Benefit from This Video?

This video is perfect for intermediate English learners ready to level up their real-world conversation skills, especially those interested in business or real estate communication. If you want to sound confident in negotiations or understand how native speakers address concerns smoothly, this dialogue is a goldmine. It’s also ideal for anyone practicing the shadowing technique—the natural flow and practical vocabulary make it easy to mimic and master.

Words & Idioms Worth Stealing

Let’s break down the standout phrases that will make your English sound more native:

  • "Under contract": When a buyer and seller agree to terms, e.g., "They got the house under contract last week."
  • "Stale on the market": A house that’s been listed too long and loses interest, e.g., "We need to price it right so it doesn’t go stale."
  • "Due diligence": The process of checking details before finalizing a deal, e.g., "The buyer is doing their due diligence with inspections."
  • "Earnest money": A deposit showing a buyer’s serious intent, e.g., "She put down $5,000 in earnest money."

These terms aren’t just for real estate—they’re widely used in business, so mastering them gives you a versatile edge.

How to Get the Accent Right

The speaker in the video uses a clear, conversational tone—perfect for shadowing practice. Focus on two key areas: pacing and stress. Notice how they slow down when introducing concerns ("their biggest concern right now is…") to build emphasis, then speed up slightly when listing solutions. Stress words like "NIGHTMARE stories" and "SERIOUS" to convey emotion—this is how native speakers make their points stick. For extra practice, use a shadowing app to record yourself mimicking the rhythm, or try a shadowing site to compare your pronunciation side-by-side. Remember, shadowspeaks best when you focus on natural flow, not perfect grammar. Even 5 minutes a day with this dialogue will make your English sound more confident and fluent.

Ready to start? Hit play, pause, and repeat—this is how you turn "good" English into "wow" English. Happy shadowing!

What is the Shadowing Technique?

Shadowing is a science-backed language learning technique originally developed for professional interpreter training and popularized by polyglot Dr. Alexander Arguelles. The method is simple but powerful: you listen to native English audio and immediately repeat it out loud — like a shadow following the speaker with just a 1–2 second delay. Unlike passive listening or grammar drills, shadowing forces your brain and mouth muscles to simultaneously process and reproduce real speech patterns. Research shows it significantly improves pronunciation accuracy, intonation, rhythm, connected speech, listening comprehension, and speaking fluency — making it one of the most effective methods for IELTS Speaking preparation and real-world English communication.
